We are seeking a Property Manager to become a part of our small team! Our desire is to add someone, with 3+ years of property management experience or a transferable field, who will jump right in and get to work!
Reliable personal transportation is a must as this job requires traveling from the office to the properties for showings, rent collection etc. (Within the City of Buffalo)
Work Schedule will be 5 days a week, with one weekend day (or half day) to be included in the schedule to allow for weekend showings and rent collection. 40 - 45 hours per week.
-Understand and follow Fair Housing practices and regulations.
-Collect rent and security from tenants through their online portal
-Maintain high levels of occupancy including, leasing apartments, oversee turnover, and end of lease process
-Attract and educate new tenants
-Continually inspect property and improvements, recording deficiencies and taking the necessary action
-Follow budgetary allocations.
-Investigate and resolve tenant complaints and rental violations
-Ensure all work order and repair requests are processed in a timely fashion
-Train and be responsible for work performed by all team members under their supervision.
-Weekly reporting on performance metrics
Qualifications and Skill Sets:
-Previous experience in property management (3+years) or other related fields
-Familiarity with real estate contracts and leases
-Knowledge of rental contracts and property and fair housing laws
-Knowledge of section 8 process, forms and inspections
-Past experience with Buildium, tenant turner, t-sheets a bonus but not required
-Proficient in Google; mail, docs, photo, sheets etc.
-Ability to build rapport with tenants
-Customer service and interpersonal skills
-Excellent verbal and written communication skills
-A change agent and problem solver who knows how to improve operational efficiency and productivity.
-Ability to multitask and prioritize
-Reliable transportation with a clean driving record
-Ability to submit to a background screening

-8 hour shift
-Monday to Friday
-Weekend availability (some weekend and evenings required as needed based on rental calendar)
Salary: $38,000.00 - $55,000.00 per year
