Salary Range: $25.00 To 32.00 Hourly
The Building Engineer maintains, manages, and performs general maintenance and engineering duties at assigned locations. The position is responsible for a wide variety of engineering duties to maintain and maximize building system efficiencies and to control and maximize utility consumption at the building level. The Building Engineer repairs, replaces, installs, and maintains property, equipment, and buildings and responds to emergency, routine, preventive, and curative situations.Engineering Duties:
Under general supervision of the Regional Chief Engineer, responsible for operating, maintaining, repairing or arranging for repairs of, and servicing basic building walls, doors, flooring, plumbing, HVAC, motors, fire protection, and other building systems.
Assists the Regional Chief Engineer with the administration and execution of planning, directing, and coordinating all general upkeep, maintenance, and repair items to the building mechanical, electrical, HVAC and plumbing systems.
Responsible for performing emergency, curative, preventive, and routine tasks whether in-house or contracted and may involve normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to, air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant and all plumbing system components.
Responsible for physical cleanliness and appearance of the physical plant, electrical rooms, mechanical rooms, cooling tower, elevator room and roof
Perform a variety of preventative maintenance (e.g. carpentry, electrical, mechanical, and plumbing) tasks as required and assigned such as, checks and repairs basic electrical fixtures, including fuses, switches, and outlets; replaces electrical switches, light bulbs, and fluorescent light tubes; checks and repairs basic plumbing fixtures, including spigots, traps and washers, and pipe fittings; makes minor repairs on mechanical equipment, such as furnaces, air conditioners, fans, pumps, gear boxes and conveyors; cleans and lubricates moving parts; packs glands; and performs various other preventive maintenance on mechanical equipment.
Completes assigned and self-generated work orders and tasks, follows instructions and issues assignments with concise and clear instruction; performs duties in professional workmanlike manner.
Follows approved purchasing methods to purchase repair parts, tools, and supplies needed to perform tasks.
Responsible for creation and maintenance of procedures, daily rounds, communication logs, and the like.
Completes all work in a safe and efficient manner. Provides necessary, dated remarks reflecting job activity for each visit.
Comply with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits
Performs timecard, work order, and any other paper/digital and system requirements.
Manages vendor compliance for maintenance contracts, service vendors, and others.
Manages, oversees, and operates control systems including but not limited to Building Control, Security, HVAC and sub-meters.
Maintains a high level of communication and coordination with the Regional Chief Engineer, as well as the Property, Physical Plant and Operations Managers.
The Building Engineer is on call per department procedures.
Performs other duties as assigned, which may include assisting in snow and ice clearing operations.

Manages and maximizes performance, efficiency, and full operation of building energy management, utility, and other systems.
Ensures that properties are always in top quality condition in all respects.
Performs thorough and critical building and site inspections for condition, budget, and improvement recommendation purposes.
Prevents and corrects condition deficiencies.
Continually recommends correction and improvement needs and recommendations which will sustain and/or improve condition, functionality, quality, and competitive position.

Wears and cares for provided uniform.
Clean and well groomed.
While performing duties, displays a courteous caring attitude, making every possible effort not to interfere with the tenant’s business, building, and property functions. Thoroughly cleans up entire work area upon job completion.
Speaks articulately with tenants and vendors; remains compliant with confidentiality concerns.
Vehicles/Tools/Supplies:
Operates company vehicles in a safe, responsible manner at all times, obeying all traffic laws.
Follows all company rules and regulations relating to vehicle use.
Maintains a clean driving record.
Maintains vehicle per maintenance schedules.
Always follows all policies, including times when company-owned vehicles are also assigned for personal commute.
Keeps both the interior and the exterior of the vehicle in clean, orderly, organized, well-stocked condition at all times.
Responsible for the maintenance, proper use, security and inventory of all company tools and equipment.
Promptly addresses repair and/or replacement needs for tools following company procedures.
Responsible for proper care and use of company provided tools and devices pursuant to company policies.
Maintains all stock areas in neat and orderly condition.
Purchases supplies per company procedures, including obtaining invoices and receipts for cost tracking purposes.

EDUCATION AND/OR EXPERIENCE:
High school diploma or general education degree (GED); or a minimum of three years related experience and/or training; or equivalent combination of education and experience required
Must possess basic computer skills, ability to operate Windows based software
2nd or 1st Class COB Stationary Engineer Certification required
Universal Refrigeration Certification preferred but not required
Ability to operate a manlift required
Ability to use a Multimeter required
OSHA fall arrest training preferred but not required
Thorough understanding of HVAC, electrical and building automation systems preferred
