Salary Range: $28-$32/ hrbased on experience

About the Position
Water Valley Management is seeking a maintenance technician to maintain a high level of customer service and communication with residents and tenants and be sure the needs of the same are met effectively and efficiently. This individual would lead all property maintenance needs and perform resident work orders. WVM is a quickly expanding property management company with excellent potential for future career growth. General Responsibilities:
1. Ensure delivery of customer service to the standard of Water Valley Management company policies
2. Conduct diagnostic visits to determine maintenance needs and courses of action
3. Self-perform tasks covered within the duties of the WVM maintenance team.
4. Delegate tasks and projects to appropriate sub-contractors outside of the scope of the WVM maintenance team
5. Coordinate property maintenance programs with residents, sub-contractors and WVM staff.
6. Represent WVM in a professional manner at all times and in all scenarios

WVM Team Dynamics:
Individual would directly report to and collaborate with a Property Manager to achieve optimum performance. As WVM grows, this position has potential to expand into a supervisory role for the WVM maintenance team.

WVM Maintenance Team Responsibilities & Requirements:
1. Basic trouble-shooting skills necessary to determine course of action and satisfy resident needs
2. Proficiency in painting, drywall repair and general finish work
3. Intermediate plumbing abilities
4. Intermediate electrical abilities
5. Intermediate HVAC abilities
6. Intermediate appliance abilities
7. General carpentry skills
8. Ability to complete apartment remodeling to include cabinetry installation, countertop installation, light plumbing, etc.
9. General demolition as needed
10. Cleaning, general housekeeping
11. Basic exterior siding, masonry skills
12. Ability to climb heights
13. Ice/Snow Removal
14. General landscaping and exterior repairs

Other Skills & Qualifications Required:
1. Ability to operate property management software on computer and smartphone
2. Ability to communicate and coordinate with residents and WVM staff members
3. Professionalism in appearance, performance and communication
4. Valid Driver’s License and current vehicle insurance
