The Property Manager is responsible for maintaining and improving the physical condition of the agency’s properties while providing department leadership, developing maintenance personnel, and supervising the team with integrity and accountability.
Maintains 24 hour, 7 days per week on-call status for consultation and emergencies.
Supervises maintenance staff to ensure regular on-site coverage; maximizes staff productivity and performance. Provides and coordinates ongoing staff training.
Manages the computerized work order system in order to assign tasks to maintenance staff, ensures requests are appropriately matched to staff talent, completed correctly and closed timely; creates custom and standardized reports from the system for leadership review.
Performs project management in a detailed, thorough, and safe fashion to ensure maintenance projects and any necessary reports are completed.
Ensures all safety related systems such as fire alarms, sprinklers, and fire extinguishers are working properly and inspected while completing documentation in each on-site facility manual.
Manages relationships with community landlords, updates annual leases, ensures leased properties are maintained in accordance with agency standards. Researches available apartments in the community to expand or upgrade apartment inventory.
Four year college degree and at least five years of experience that is directly related to the duties and responsibilities specified.
Must possess valid New York State driver’s license.
It is preferable that the applicant has a license or certificate in several of the following areas:
Journeyman or higher Plumber’s license from a municipality
Fire Safety Inspector certificate
Project Management Certificate
